Selling your home during the holidays has quite a few benefits. Usually around this time there is less competition on the market, people have more freedom in their schedules and buyers looking during the holidays are typically more motivated. Even though there are quite a few benefits for selling around the holidays a few helpful tips could help your home sell even quicker.

1. Price is Still Important
Your real estate agent will help you price your property correctly by using a comparative market analysis (CMA), make sure your list price is in line with the recent sales in your area as well as what is currently on the market in your area. Remember it is always better to price it a little lower from the start instead of having to price reduce throughout the process.

2. Remember Buyers Are Interested in What their Future Home Will Look Like Year Round
Although we all love good holiday decor; if you are trying to sell your home maybe keep it more toned down this year. The future buyer wants to see what the home looks and feels like for most of the year. By all means put up some festive decor but don't go full Clark Griswold this year. Enjoy it all next year in your new home!

3. Highlight the Key Features of Your Home
If you recently upgraded any major systems (AC, water heater, Etc.) leave the paperwork out on the counter so the potential buyers can see that they have been recently upgraded. Have a pool? Great! Buyers will want to use it year round so put some fun floats in it to grab the potential buyers eye.

Trim shrubbery, be attentive to the landscaping, light pathways , etc. All of these things will help the first impression that your home makes.

5. Be Flexible About Showings
We all know the holidays are hectic but they are hectic for buyers too. Buyers may give short notice or ask to see the home on a day that isn't the best for you but be flexible. Maybe the buyers are only in town for a couple of hours or days, be flexible so that you don't loose a potential buyer. Try your best to accommodate.
